Step 2: Once you've selected a property, take it off the market by reserving it with a reimbursable deposit of $5,000 in earnest money. This will protect your property while negotiations and due diligence are completed.


Step 3: Pay your attorney's retainer fee of about $1,200 to begin the due diligence process.


Step 4: Review the purchase promissory agreement and ask your attorney any questions you may have. Follow your attorney's instructions for your signature.


Step 5: Deposit the remaining down payment minus the $5,000 you put in earnest money and send a receipt of deposit with a tracking number for confirmation.
